Repossession

A&R Property Auctioneers & Chartered Surveyors offer a unique service to the financial industry, specialising in the management of repossessed property across the Wessex region.

Our service includes the following elements in order to assist with the effective disposal of property and to achieve the highest possible sale price:

  • We provide an initial valuation and assessment of the property’s condition in our own formatted report.
  • We arrange for the property to be made secure. An inventory can be undertaken with regard to goods and chattels, which can be removed and stored or disposed of. The property can be cleaned thoroughly, basic repairs carried out, gardens cleared and maintained to enhance value.
  • We can instruct a local agent and manage the sale of the property through our in-house administration service or, having carried out an initial property assessment, auction it through our in-house auction service.

Our service provides a transparent means of disposal in order to maximise the sale price of the property as well as keeping the seller informed throughout the sale process.

HIPs

Home Information Packs are required under Part 5 of the Housing Act 2004. We arrange for the preparation of this essential document on behalf of our clients.

The Procedure

Once instructions are received to repossess a property and take occupation, our maintenance team will carry out the following tasks as part of our service:

Change locks and secure the property

Drain the heating system

Clear any rubbish from the property

Clean the carpets and flooring

Prepare an Inventory of Chattels which have been left at the property

Provide photographic evidence of the condition of the property

Clear the grounds and maintain the site and gardens
